Assuming Nimbin & Mullumbimby are anything like Kuranda up here in FNQ, they have the highest rates of anti-vaxxers in the country & rossoneri has just answered that
I love the Kuranda railway and it’s a beautiful place but yeah the town is a little “weird” IMO
I haven’t been to Nimbin for years but do they still openly smoke pot throughout the town or have the jiggers clamped down on it?
Just an idea from someone who has not a clue on this particular topic. But you were saying that there are some properties which you think you’d like where you would offer a higher price than they were at 2 years ago. If these properties are actually specific properties which were sold that year, and you have/can find the records of what they sold for, then approaching them with a reasonable increase (which reflects the market but they might not be aware of) and pointing out that they won’t need to pay any commissions may make a favourable financial offer.
Of course, it would be best to approach ones rented out (people are less likely to leave their homes); I have no idea how you would find that out and how you would find out the owner’s contact details. A buyer agent might be able to do that.
My issue is when it’s listed at 600k to 660k and then goes to auction and gets passed in at 763k. Happened to us, we “won” the auction, go inside and they said the vendor wanted 800k! We refused to offer anymore, and they kept calling the following weeks try to get me to up our offer, obviously trying to screw over someone else.
Was probably a blessing in the end, but heartbreaking at the time.

Fletcher and Parker in Balwyn were fined $880,000 in 2017 by falsely advertising the price of properties, engaging in misleading or deceptive conduct, and by making "false or misleading representations about the sale of land. Probably others as well, but maybe the Real Estate sharks got th emessage or are just now smarter.
Real estate agents can be ■■■■■■. We were bidding on an auction many years ago. The agent thought we were going to go to a certain figure that was higher than we were going to spend. On the day a dude pulls up and thankfully my wife knew that he was a mate of the agent. Anyway, we got to our figure and stopped. I did a runner because I had to jump on the train to get to the footy (drawn fark Carlton game). On the train Mrs. K called and said old mate bid over us and then just drove off when he won the auction. Scum of an agent then came over to her and said if you offer another $5k you’ll get the property. Mrs. K said what about old mate? Scum agent said the settlement length didn’t suit.
Anyway I just stewed on it over beers and 2 knee injuries at the footy and then gave him an almighty serve the next day. 11 or so years later and I still grind my teeth when I see his smug face.
I’ve just submitted my home loan pre approval paperwork (via a broker). Apparently it’s a 5-10 business day wait. Although I have heard it can take as long as a month and a half.
I don’t think I have ever been this anxious.
People who deal with property purchases and investments regularly must have nerves of steel.
All the best! You’ll be fine. Hopefully your broker has asked you for all the information the bank will need upfront so there’ll be no going back and forth. That’s one reason these things can be delayed.

Airport West. Basically I’ve lived in this street (rented) for 25 years. Then moved a few doors down to a brand new property 3 years ago and absolutely fell in love with the place.
Dream property. And have spent the last few years preparing to make an offer to the owner. He now needs to sell because he’s bought another property and it’s tied to a bridging loan.
Obviously with Airport West, the price is a little higher and due to the change in first home buyer definitions, I’ve had to come up with extra money on short notice. Been a bit stressful…probably aged more with this than 6 months in lockdown haha
