Well, yes, but there’s 2 other double fronted houses on the same street that are currently advertised well below this selling price. Will be interested to see how they go.
Actually, stamp duties have almost zero bearing on the price of a house. People pay whatever they can afford for the best house they can get. That figure doesn’t change because there’s land tax. The only thing that would happen if stamp duties were abolished is that there would be more money heading to the vendors of a sale.
Personally used the stamp duty concession in Victoria to bring a vendor down on the house we bought this year.

Depending on fixtures you could be up for around $15K.
Be sure to purchase all the fixtures,fittings and tiles yourself. There’s a lot of renovators that over quote on those things to make an extra dollar.

I’m in Sydney and have so far had one bloke try to take me for almost twice that.
(He was looking for over 20k AND asking me to buy all the goodies. Ie tiles,fixtures,vanity, shower screen and dunny)

If you supply everything you should be charged around 10-13K. It should only take 2 weeks to complete depending on workers on site.
I’d suggest going into a bathroom shop and asking if they have any recommended renovators.
30 sq m is a lot of tiles for a small bathroom
How big is it ? We just did a large bathroom with tile 1.8 m up walls and it was less than 20 sq m. You want good tiles especially for the floor and they are expensive.
We got ours from National Tiles in Sunshine and they great. Big range at cheap, medium and expensive prices. They explain the difference.
We did a small ensuite bathroom a few years ago and it was about $20k, was completely redone though.

Floor to ceiling tiles and includes floors. It’s a small space.

30sqm is about right for a 2mx3m bathroom if they tile up to the ceiling.
It might be 2 metre, but the ceiling height is 4 metres so it may have been over the top to go to the ceiling, and this bathroom has a double shower with a farking massive stone base and the biggest bath, plus toilet and double farking basin that has a top that matches the shower base . It even has a wall mirror with a light, heated to remove condensation and Bluetooth so you can stream your music to the inbuilt speaker.
It also has a stain glass window and has been completed for three months or so, I used the shower once to wash the dog, but Mrs Fox has never used it. She prefers our bedroom ensuite. We have had no visitors or guests due to COVID
