Australian Property Market

You miss all the shots you don’t take?

(Gretsky)

I’d say people take lucky shots in life. You sometimes need to take a few to be satisfied, sometimes you need to take a lot.

And if you take a shot which turns out really bad, you just got to go again.

Assuming you have money to throw around and aren’t living paycheck to paycheck, which many working class families are, that is.

I think he’s doing viral marketing for his new Chumbawumba cover band.

That’s horrible.

I don’t think it’s wise to align Morrison’s marketing jingles with simply trying again.

Someone suggested how lucky some are to others. It is possible to make some of your own luck by putting yourself in a situation to get some.

It’s obviously much easier for some than others.

The point is if your don’t take a ticket in any lottery in life you won’t win anything. And yeah some lotteries have a lot of winners and a lot of losers

read an article today about an economist who looked at leveraging into a sydney 2 bed flat from I think 1997 to 2005 vs leveraging into an ETF fund over the same period.

The ETF easily beat the apartment.

Renting can be a very good decision.

Bonds, term deposits and other cash derivatives have rarely ever beaten the market yet that’s how many people save for their first property.

Ugh.

Sometimes it feels like they really don’t want to make money.

Tell you it’ll take 5 days to process an application, half way through the 4th day tell you they’ve changed the form and need 91 days of bank statements and 88 days of payslips, not the 88 days of bank statements and 91 days of payslips that were on the previous revision.

Aaaand now you’re back in the queue.

Geeeeet…

Many people find the lack of living space constrictive in a share portfolio.

It all worked ok. What was really horrible was during that week, when I was really stressed and my parents really worried for me and my two young children, my uncle phoned my father to tell him that my cousins young son had drowned.
A cousin I was close to, one of her sons, about 2 yrs, had accidentally slipped into a dam on a family property in front of his mother, father, and uncle and wasn’t able to be saved.
It put it all into perspective. I was worrying about money.
My cousin was the one really suffering.
I’ve tried not to worry too much about money ever since.

Or the circumstances people face i.e misfortunes are a lived experience not a one time event.

Rent a house? But yeah housing is expensive. No one disagrees with that.

I lived in a postage stamped place for years which turned out to be a great investment. Doubled in value in 5 years and repayments were on par and then below rent after the first 2.

Also lost a packet on property through divorce and a poor property choice. It’s meant my net wealth for my age is pitiful considering my education and vocation.

My “luck” has been shithouse through life compared with my peers but I’m not complaining.

I’m just grateful for what I have, which includes my health and appetite to try again and thankfully a supportive and loving partner.

The current property boom hasn’t lifted all property values significantly. It’s distorted. Same with the share market.

Some shares and some property will perform well in the next 10 years, some will struggle.

I’m expecting some of this boom is very temporary and people are going to get stung badly if there is a recession which leads to job losses.

if it makes you feel better, you’re just one of 10k that week

■■■■■■■ hypocrites, too.

“Where’s your 3rd notarised copy of your payslip for the 4th November 2007? APPLICATION DENIED”

“… oh and also we have actually no idea where the ■■■■■■■ title to the house is so… uuhhhhh… we’ll keep looking. it’s here somewhere. Probably”

But the point is house vs shares is not fair.

It’s house vs shares AND rent.

What’s 5 years worth of rent - 100k? 150k?

You can’t live in shares.

I always say to people get into the property market anyway you can and stay in it.
Buy where you can afford rent where you want to live.
Never sell unless you are buying.
Because when you retire on a fixed income you don’t want to be paying rent.
