Not excusing Federal Government for anything, but rental control is a State Government authority area, and they can do a lot more on this.

That said, it is tough to make a return as a landlord these days. I could bore you with our experiences as Landlords with good tenants trying to charge fair rents and returns just keep diminishing. First step would be stronger rules around rent increases, which cripple the finances of many already struggling, and longer leases, even making them favour renters more.

There is a development in Bacchus Marsh of about 12 units. The developers were shonky and built 12 residential units with a commercial property permit. They could be used as residential ok, but Council and VCAT said no. They have sat empty for over ten years, probably falling apart. Seems bloody minded to me.

What ? Youā€™re kidding. Iā€™ve never heard that before?

Heā€™s currently selling all of his investment properties.

Me thinks whilst the simple reason is hes bought the ocean home to retire in with the wife.

But another line of thought is thereā€™s potentially changes to alleviate property affordability pain coming up heading into or just after the election.

Ie hes getting out whilst the going is as good as its going to get for a seller.

looks like the official election campaign against Labor by most of the media has begun . Chris Richardson declares the treasurer has not really done a great job spending more than he has made . this would be because of the cost of living relief that had to be dispatched to save the economy from technical recession wouldnā€™t it?
so 2 X surpluses halving of inflation is some how not a good job ā€¦
Iā€™m not that keen on Albanese to be honest but I think Chalmers has done a very good job

I swear that guy must spend all his time lunching and networking.

Ive heard very influential.

Itā€™s not even from cost of living relief, itā€™s 100% due the stage 3 tax cuts which where legislated by the Liberals. That one policy alone is 20-30 billion which is the deficit for this year.

Chalmers lucked into iron ore price holding up which made the surplus, wasnā€™t any great feat by him.

also look at what Chalmers pushed through for the RBA last week.

why do we need 2 boards to set the interest rate?

The Reserve Bank will now have a separate board just to set interest rates. Hereā€™s why thatā€™s significant

Mind you, the government has given the media plenty to lay into them about. It hasnā€™t been a good term of administration. Iā€™m sure theyā€™re looking forward to a Christmas circuit breaker and an interest rate cut to save them from the unthinkable. Mind you, we were thinking exactly that nearly 12 months ago :thinking:

Iā€™d say itā€™s been not great for optics and politics but what did they get wrong? what decisions or policy did they make or try to get through that was ā€œso calledā€ bad or made things worse ? what should they have done or not done.
to me itā€™s not really clear .
rewind to the Morrison government . they stuffed the vaccine and that had major knock-on effects like badly implemented job keeper, unnecessary lockdowns the list is a long as your arm they deliberately antagonized china which caused years of heartache to our export industries .
poor to non existent natural disaster response that had real consequences ,
what has labor done or not done that goes anywhere near that?
I donā€™t think Labor has been inspired government but I also think in the global situation that existed post covid when they came in, they havent been too bad

ANAO is conducting an investigation on policies/programs for vax manufacturing in Australia.

Itā€™s all subjective of course but hereā€™s what I think theyā€™ve made errors of judgement or simply handled poorly.

The Voice - Set the tone for a govt perceived to not be focussing on what really matters (Cost of living etc). Distracted and on back four ever since

Cost of Living - Perceived to not have done enough and taking too long to listen and act across its various forms: Energy prices, housing affordability, excess immigration impacts etc

Economic management (interest rates etc). Rates not coming down still and evidence of domestic policy causing rates to be higher for longer. Yes, damned if do, damned if they donā€™t!

Less social cohesion and more division in community - government perceived as weak and not calling out divisive elements and groups in society

Thereā€™s others but I think these seem to be the more prevalent ones.
