I was up doing the marathon a couple of weeks ago. Awesome event.

Made the mistake of staying in Surfers (as it was close to start line), my goodness was an epic mistake. Such a shithole.

Will be great once the Burleigh to Broadbeach section of the light rail is done. Those more southern parts of the GC are where it is at.

Avoid Surfers at all cost mate, it’s not like it used to be in the 80’s and 90’s.

Interesting point about more participants than SA. If SOO does come back maybe Qld will be the other big state with SA, WA and Vic. The Allies concept washes out all the state pride.

State of origin is dead and buried. Footy fans and clubs don’t want it. There’s no coming back.

Wow, this is great news. I did hear footy is booming up there and in Brisbane, but those stories and some numbers really prove it.

No wonder the nrl are snaking around in the background trying to turn ovals into rectangles and blocking the build of the new Brisbane stadium through their mate John Coates, they are seriously worried.

Coates successor on the IOC, Ian Chesterman, is a boy from Burnie. Probably played Australian Rules at some stage.

Yeah but i was reading the other day Coates is finishing at the ioc after Paris, but it’s to focus solely on the delivery of the Brisbane games. So his nose will be even more in the trough pushing his and his mates self interests you’d think.

How many of them are actually from other states but living there due to the facilities, weather, coaches etc?

Another reason to love the Goldy, great returns in real estate. Fastest growing major city since the pandemic. Gold Coast property values +80.7%. Brisbane is +71% too. Reference, Corelogic.

Hard to know what’s next for the market… Investors from down south, a lack of new developments presently due to red tape and high construction costs and an ongoing chronic land shortfall indicate the market will continue to grow for the foreseeable future…

Must be tough getting enough returns in rental income with such high real estate prices.

It’s a challenging time up here… It’s fast becoming unaffordable for renters or owners alike.

2 years ago you could buy a pretty simple two bedder apartment on the beachfront in Surfers Paradise for $600K. Now you would struggle to find anything for under
$750-$800k. It’s gone nuts.

A pretty average one bedder next door to my joint, on the beachfront was on the market 3 years ago for ~$450k. It sold a recently for $639k.

The council are now starting to get concerned about the implications moving forward. It doesn’t want to be unaffordable… But builders and developers can’t get big projects underway or completed which is feeding the problem… Land isn’t being released with the council preferring to go up, rather than out…

Or around my neck of the woods in Cairns. A recent 3 bedroom house which sold for $450 2 and a half years ago, just sold for $650. Not a jot of renovations, in fact they used the same photos from 2 and a half years ago in the recent internet advertising.

$450 * 1.12 * 1.12 * 1.12 = $632 so that’s approx 12% return p/a
