The smells, was more drains/dampness and the odd vindaloo.
I guess it’s a personal thing, but people seem pretty strong on having an ensuite. We’ve had them in places we rented, but preferred to use the proper sized bathroom instead.
That was our position. 2 bathrooms for 4 bedrooms. Anything more goes against the ethos of what we are building which is a environmentally friendly home that doesn’t have wasted space. A third bathroom might get used a month a year.
2 bathrooms to 4 bedrooms is fine but if you have 2 full bathrooms and no ensuite on the master, it’s not set up well for sale and most people’s wants/needs.
We’ve got 2 for 4 - master with an ensuite, plus the “main” bath for the kiddlings/guests.
But the other 3 bedrooms are all in the one spot, basically, so it works/flows fine.
I think if you’ve got 2 upstairs / 2 down, it’d feel weird to have no accessible bathroom for the 2nd upstairs bedroom. You’re sort of working around that.
We just want a modest house that is as energy efficient and low impact to the environment. As possible. Even 4 bedrooms is a big house by global standards.
Having said that, the real estate agent is coming over to look at the plans and thoughts on the ensuite. Prices have cooled in our area, so it could be ‘cheaper’ to sell and buy Vs renovate.
IMO right now is a good time to get yourself a “fixer upper” not to flip, but to make into a home. There are always baby boomers karking it and the houses that come on the market as a result are ripe for a reno, but guess what, with house prices tipped to fall into the abyss, the flippers are exiting the market, while those with money want a place thats already been fixed up.
Even in affluent suburbs there are some time capsules coming on the market and buyers are reluctant.
I wouldn’t hold your breath waiting for that option to pop up in the first search filter options in realestate.com
It’s a thing, but definitely any new build is better insulated and so on than nearly anything built in the 20th century, the codes alone are just that much stricter.
